Stamp Duty Rates April 2025

As Spring approaches daffodils and Easter eggs are not the only things on our mind. As those purchasing a home will be aware, the new Stamp Duty Land Tax rates come into effect from 1 April 2025.

This will result in purchases completed after 1 April 2025 incurring a higher rate of Stamp Duty Land Tax than those completed before 1 April 2025.

The following changes will apply:

Property or Lease Premium or Transfer Value                                         SDLT Rate

Up to £125,000                                                                                      Zero

The next £125,000 (the portion from £125,001 to £250,000)                           2%

The next £675,000 (the portion from £250,001 to £925,000)                          5%

The next £575,000 (the portion from £925,001 to £1.5 million)                       10%

The remaining amount (the portion above £1.5 million)                                 12%

Stamp Duty Land Tax is a tax payable by purchasers when purchasing a home. The first £125,000 is at a zero rate which means you do not pay any tax on that portion.  SDLT is applied to the remaining balance of your purchase price in accordance with the table above.

Example

In April 2025 you buy a house for £295,000.  The SDLT you owe will be calculated as follows:

0% on the first £125,000                        =             £0

2% on the second £125,000                    =             £2,500

5% on the final £45,000                         =             £2,250

Total SDLT                                           =             £4,750

The same purchase pre 1 April 2025 would incur a total SDLT of £2,250

FIRST TIME BUYERS – With effect from 1 April 2025                              SDLT Rate

Up to £300,000                                                                                     Zero

£300,001 to £500,000                                                                             5%

If the purchase price is over £500,000 the rules for people who have bought a house before will apply.

Example

On 1 April 2025 you buy a house as a first time buyer for £500,000.  The SDLT payable will be 0% for the first £300,000 and 5% on the remaining £200,000 = £10,000 Total SDLT £10,000

The same purchase pre 1 April 2025 would incur a total SDLT of £3,750.

Considering the impact of the increased rates on purchasers’ tax bill, many purchasers will be keen to complete their transactions prior to 31March 2025.
